Property Condition Assessment and Inspection Procedures
Preferred Real Estate Inspections, LLC uses guidelines and standards set forth in the International Standards of Practice for Inspection of Commercial Properties – 2015 Edition. These standards are based upon, and are more stringent than, the ASTME2018-01 PCA standards. All of the standards have been set forth to define good commercial and customary practices for conducting property condition assessments and reports. When contracting a Commercial Inspection Company, clients should ensure that the inspector has a good working knowledge of the ASTM standards and the InterNACHIcomsop-2015. Inspectors at Preferred Real Estate Inspections, are specifically trained and certified on using these standards to perform commercial inspections and assessments.
Due to the cost of following the standards in their entirety, many investors choose to establish areas of concerns for the inspections. Preferred Real Estate Inspections, LLC will design and develop a specific needs inspection and report, based on the above standards, but focused on specific needs of the client.
A typical commercial inspection reviews the condition of the building’s structure and any systems affecting occupancy of the building. The report will describe the building’s physical condition and indicate what may need major repair or replacement.
Field inspections can typically require between 6 hours to multiple days, depending on the size of the building and the scope of work outlined in the clients contract. Moreover, the inspection may be conducted by one or more inspection professionals, depending on the condition, size, and complexity of the project. A licensed professional electrician is always apart of the inspection process. Other licensed professionals are recommended or contracted as needed. The report is generated within 3 to 5 days of the inspection. The report includes photographs illustrating the condition of the property as well as any repairs or upgrades that are recommended, and may include a cost estimate to implement recommendations made in the report. All reports are detailed, yet easy to read and understand and include photographic documentation, repair and replacement schedules of multiple systems and equipment if applicable. Many clients of Preferred Real Estate Inspections, LLC have made investment decisions using our reports and without actually visiting the property. Our Property Condition Assessment inspections generally exceed ASTM E-2018 Standards and InterNACHI International Standards of Practice for Inspecting Commercial Properties.
